Jackson said that he'd like to do the Hobbit.
A year ago, he (PJ) said he wasn't interested (or said he wasn't going to do it right away), but during press for ROTK, he's changed his mind. King Kong has to happen first, and he's saying he'd definitely like to do The Hobbit at some point in the future (not definite after KK, but that's what everyone is hoping for). Apparently New Line and MGM somehow BOTH have rights to Hobbit, and there's the assumption that they'll need the blessing of the Tolkien estate. So there's still a few things that have to be hammered out first...but given the success of the Trilogy, any studio that stands in the way of The Hobbit being made doesn't want their share of the cash cow that it'll no doubt provide...
KK is slated for a 2005 release, and I'm guessing The Hobbit wouldn't start until after KK is finished.
Ian McKellen has said he'd LOVE to be on board as Gandalf the Grey again...
So everyone cross your fingers...I'd LOVE to see PJ pull it off...
