You bring up an interesting point. Where I live is minutes from the beach and many walking / hiking trails. We hope to walk the dog morning, noon, and night 30 minutes to an hour each time, and we like to walk/hike for hours on weekends.

Can a little dog handle so much walking or does it depend on the breed? Is the one I showed going to be too small for such adventures, even when fully grown?

I also saw something like this, which might help if the dog gets tired?

Thirty minutes to an hour is right on for the average dog walk... just that you won't get as far in that time with a small dog. I walk Gunnar and Jedi for about 45 minutes twice a day, and they keep pretty close to people pace, so we end up covering about five miles.

As for walking for hours on the weekends, if it ends up being too much for her, at least carrying her in that carrier or some other way is an option.

Depends on the breed(s) and the dog. A lot of times you hear a year as the span of puppyhood, but some dogs are more grown up at nine months than others are at two years. I looked at that photo you posted, and don't have any idea what sort of breeds led to that. Pekingese/terrier sounds as right as anything. At nine months most dogs should already be well on their way to being housetrained and socialized, but you'll still have to pay attention to those things.

I've never owned a dog - though I've had numerous other kinds of pets. I had a relative who had Boxers, which are pretty high energy dogs, I used to play with them a lot and they were fun.

Dogs need regular walks, too. The nice thing about little ones is that you don't have to walk as far if you're lazy.

As for your other question, I don't have arthritis, it's a never-diagnosed tear of something in my right shoulder that acts up on occasion. Odds are it's my rotator cuff or my labrum.

But as for breed characteristics, Cockapoos are a cross-breed, so they are less predictable than purebreeds. My personal experience is that all these Poodle mixes seem a little highstrung. Friendly, but very jumpy, bouncy, crazy types. It's purely an unscientific empirical viewpoint, but it's based on a lot of examples.

Actually I always assumed it was both as one would have to have spent a significant amount of time there in order to want to return for reunions. Do kids in NY state attend summer camps more than kids most other places I wonder? Seems that way to me for no particular reason I can put my finger on.

I was a camper for about seven years, and on staff for a few more. I don't know if NY State is more camp-centric than other areas, but it makes sense for it to be more of a thing for NYC kids.

And yes, it was a very formative experience. I went there as someone who knew nothing but the city and unable to swim, and left as a lifeguard/swimming instructor who was quite comfortable with outdoorsmanship. So it had a pretty significant impact on the trajectory of my life.

God no! That puts you into a weak position with no room to negotiate. In a sellers market it doesn't matter but it sure as hell does in a buyers market. We've just had unofficial discussions with the banker, so we know where we're at, but I don't think we're technically pre-approved.

To the other point, you are correct that being too enthusiastic will not help our negotiations. But it also wouldn't actually help... if someone else came in with a good offer, they'd snap it up just the same.

We've discussed the idea of putting down a non-refundable deposit on a deposit, but PA law requires a pending sale to come off the market, so we'd have to make it pretty attractive for them. And again, that would weakened our position as well. We're just going to have to sweat it out.

But it works both ways. We'll continue to look in the meantime, since it's not impossible we'll find something we like even better.

And goddam who the hell installed those root cellar doors? What a mess! Still, a root cellar is great. I'd love to have one. I actually have a book on root cellaring. It's amazing what you can store and for how long all without refrigeration if it's done properly.

That's not a root cellar, those are just Bilco doors for the basement. The rust and deterioration there is indicative of some aspects of this house. It was a beautiful luxurious home, but in serious disrepair. That pool, for instance, needs a new liner, as well as a new cover (and I'm guessing more). And then there's the mess. The entire basement was completely filled with junk, and the three car garage was absolutely stuffed to the brim with not only junk but garbage as well.

This presents a wonderful opportunity for someone who is willing to fix and clean it all up, but I'm not sure that's going to be us.
