As discussed in some follow-up forum posts yesterday, my second roofer estimate was far less upsetting than the first one, as this guy did not come in with the assumption that the whole roof necessarily needed to be replaced. He identified an issue in a valley on the roof, and recommended a repair on the four valleys on the roof that will cost less than 10% of the cost of the roof replacement. We have another roofer coming by today, but I am already leaning towards the guy from yesterday, due more to his frankness than cheapness... Thanks to those offering advice on the subject, in particular jack, the well-informed former insurance adjuster (I am Jack's encyclopedic knowledge of roofing issues).
