Uh, I wouldn't say that. If it were simpler and cheaper to make your own engine, nobody would license engines. No, the reason why developers prefer to use their own tech is because it gives them the most flexibility. The downside is that it costs a lot more time and money, which is why most developers and publishers end up using licensed tech instead.
